Two sides of one transaction.

We acquire residential property, and we sell it to the people who want to live in it. Here is what each side of that looks like in practice.

Acquisition — buying from owners and agents

We buy single-family houses across ten states. Condition is rarely the obstacle: dated kitchens, deferred maintenance and tenant damage are ordinary for us. What we look for is a seller who values a defined timeline and a clean close.

How the process runs

  1. Send us the address. We need the address, roughly what condition the property is in, and what the seller needs to walk away with.
  2. We review it. We look at the property, the neighborhood, and what it would take to get the home ready for a buyer. Usually a day or two.
  3. A straight answer. A number and the terms behind it — or a clear no. We do not tie properties up under contract while we shop them around.
  4. Close on the seller's timeline. We close through a title company or closing attorney. Three weeks or three months, whichever the seller needs.

Disposition — selling with owner financing

Homes we acquire are listed publicly, with real numbers attached, on getownerfinancedhomes.com and its Spanish counterpart casasconfinanciamiento.com. Every listing shows the address, the purchase price, the amount required to move in, and the monthly payment.

Because we are the seller, there is no lender in the transaction, no loan application, and no credit product on offer. The buyer and the company agree terms directly and put them in a written contract — most often a contract for deed. The purchase price is fixed on the day of signing and does not move afterward.

To be precise about what this is. Owner financing is a purchase structure, not a lending or credit product. Americas Best Home Solutions LLC is not a bank, a mortgage lender, or a licensed mortgage broker, and nothing on this site is an offer or commitment to lend.

Who it tends to suit

The structure is most useful to people with steady income who do not fit a bank's checklist — self-employed buyers, people rebuilding after a difficult stretch, and families who have rented the same house for years with nothing to show for it. It is not right for everyone, and we say so on the individual listings rather than after someone has invested their time.

Where we operate

Illinois, Missouri, Michigan, Alabama, Indiana, Mississippi, Virginia, Ohio, Georgia and Pennsylvania. Illinois and Missouri are our largest markets by a wide margin; inventory in the smaller states moves quickly and is not always available.
